As your buyer’s agent my job is to listen and help determine your home needs, assist you in the search, serve as your negotiator, and manage the transaction to closing. This I will do full-time with a goal to earn your business.

The following outlines just some of the services I provide to ensure your success.

SERVE AS YOUR BUYER SPECIALIST

- Discuss home styles, locations, specific features you desire, and pricing.

- Explain the buying process including the Real Estate Sale Agreement, how the Multiple Listing Service works, and what to expect in the current market conditions.

- Provide you with a list of qualified lenders who can assist you with financing.

- Provide you with information on properties for sale that meet your parameters.

- Schedule appointments to view homes of interest, tour selected homes and answer any questions as they arise.

SERVE AS YOUR EXPERIENCED NEGOTIATOR

- Research and review comparable sales to determine the approximate fair market value of any property you select.

- Prepare the written sales offer and present it to the seller, giving special consideration to your specific needs.

- Represent your best interest in all negotiations and facilitate the negotiations of any seller’s counter offer to you and vice versa.

- Coordinate inspections of the property to evaluate the condition of the home.

- Negotiate any repair items identified in the home inspection reports. Verify that negotiated repairs have been made.

ACT AS YOUR TRANSACTION COORDINATOR

- Make note of and notify you of all timelines and obligations in the sale agreement.

- Oversee the entire closing process so that we may handle complications that may occur, and minimize the stress for you.

- Provide you with updates as to the status of your closing.

- Coordinate with the seller's agent and lender for appraisal to be completed.

- Communicate with your loan officer to ensure all documents are in order.

- Review the Preliminary Title Report with you.

- Examine all closing documents for accuracy.

- Help you and the seller synchronize the closing transaction.

- Schedule and conduct a final walk through inspection on your new property.

- Coordinate all necessary paperwork with the designated Title and Escrow Company to ensure a timely closing.

- Attend document signing at escrow with you. Obtain Keys - Welcome Home!
