When You Decide to Sell Your Home

Areas of Potential Problems


When you decide to put your home on the market it is important for your agent to know the status of the following:

1. Do you have a buried oil tank, currently in use or not? If it is not was it decomissioned properly and when. If it hasn't been done it will need to be located and decomissioned according to DEQ guidelines before the closing of a sale and must be disclosed to your agent and potential buyers.

2. Do you currently have a septic system or cess pool? Both of these items must be disclosed to your agent and potential buyers as well. If a septic is currently in use when was it last pumped, what size (in gallons) is the tank and where is it located. For cesspools currently in use or not the location must be disclosed to the agent and potential buyers.

3.Do you have a well for home use or irrigation? You may need to apply for a "well identification tag" if you haven't already done so, one for each well on your property. Well tests are also required by lenders and owners are asked to pay for this test. However if a buyer wants to know how many gallons per minute your well produces it is his/her right to have this test done at his/her own expense.
